Introducing the Bank of Montreal Eco Smart Mortgage {giveaway}

Is you wallet feeling a little lighter lately? It seems every time we get a bill the rates have increased, and leaves (us) consumers with less and less all the time. Scary! With every thing rising in cost, it becomes difficult to even consider saving, be if for a vacation, a childs education fund, or our retirement.

One thing Canadians have caught on to is the trend to switch over to energy efficient choices in our homes. An investment to switch to a new appliance, be it getting rid of that old fridge or upgrading your existing furnace, is an investment in our future! Canadians know that these kinds of upgrades can result in real savings over time.

Last fall we replaced our furnace and we really did notice a difference in our heating costs as well as gas consumption this past winter. What we would love to do is replace our old, original windows in this house, as well as doors. I know that these upgrades would make a huge difference.


The Bank of Montreal wants to help Canadians who are wanting to improve their homes, by offering The BMO Eco Smart Mortgage. This is a new mortgage offer with a low fixed five year rate of 3.89 per cent.

If you are a home owner or are thinking of becoming one, I encourage you to take a look at the BMO checklist and determine if you meet the criteria. Simply just download the checklist and if you feel you qualify, then contact your local BMO mortgage specialist. They will take it from there and send out an appraiser to check out your home and verify that you do in deed qualify.

For fun and curiosity, I took a peek at the checklist and see what it is all about. For a single family home, which we are, your home needs 6 out of 7 of the following features to qualify.

High efficiency heating system
High efficiency cooling system, or no cooling system at all
Good quality attic insulation
Energy Star qualified windows
Energy Star qualified doors
Energy Star qualified hot water system, or solar, or tankless hot water system
At least three Energy Star qualified major appliances

I believe that we got a 4/7. So for now, we wouldn't qualify for the Eco Smart Mortgage....but, it is definitely something to strive for.

Sounds pretty easy if you qualify and it could save you a significant amount on your mortgage, which in turn may put a few dollars back in your wallet....you may even begin to save for that childs education fund, vacation, or retirement!
